☕️ Just a coffee… and an unexpected real estate conversation

This morning, I did what I normally do — grabbed a coffee at a café. ☕️

I won’t mention the café or the couple, but a couple sitting near me were talking about their house.

I could hear them discussing interest rates, the market and whether they should sell now or wait.

After a little while, we started talking.

I introduced myself:

“Hi, I’m Bishesh. I’m a licensed real estate agent with Harcourts Hinterland. I’m actually quite new to the industry.”

They asked me a few questions about selling a property, so we had a really nice chat.

I explained how the process works, how we look at the market, how we work out a realistic price, how we attract the right buyers and, most importantly, how we negotiate when the right buyer comes along.

And it got me thinking…

I’ve heard people say:

“You’re new to real estate. How are you going to sell someone’s house?”

Honestly, I understand the question.

I am new.

I’m not going to pretend I have 25 years of experience when I don’t.

But I’ve completed my training, I’m licensed, I work with experienced people, and I’m learning every day.

And I don’t think there’s some secret button that only an agent with 25 years of experience knows how to press. 😂
At the end of the day, you still need to understand the property, understand the market, find the right buyer, communicate properly and negotiate hard.

For me, there’s one thing I won’t compromise on:
I won’t tell a seller what they want to hear just to win their business.

If I know something, I’ll explain it.
If I don’t know something, I’ll say “Let me find out for you.”

And the funny thing is — while I was explaining what I’ve learned to this couple, I was learning from them too.

That’s what I love about real estate.
Every seller has a story.
Every buyer has a reason.
And every conversation teaches me something new.

So yes, I’m a new agent.

But I’m also hungry to learn, hungry to work and determined to earn people’s trust.

I’m not trying to be the biggest agent overnight.

I’m just trying to be the agent people feel comfortable calling when they need honest advice.
Guess a cafe name for Free coffee 😅

Interest rates are higher. Buyer activity is changing. But does that mean you should wait to sell?

The RBA has increased the cash rate to 4.60%, which means borrowing has become more expensive and many buyers now have less borrowing capacity.

But here’s something important for homeowners:

A changing market does NOT automatically mean you should wait to sell.

Here are 3 things every homeowner should understand 👇

1️⃣ Buyers are becoming more careful.
Higher repayments mean buyers are looking more closely at price, location, condition and value.

That means overpriced properties can take longer to sell.

But properties that are well-priced and presented properly can still attract serious buyers.

2️⃣ Your neighbour’s sale price may not be your property’s value.
The market can change quickly.

A property sold 6–12 months ago may have had completely different buyer demand, interest rates and competition.

Your current value should be based on recent comparable sales + current buyer demand + your property’s condition and location.

3️⃣ Waiting isn’t always the safest strategy.
Many homeowners think:

“I’ll wait until interest rates come down, then I’ll sell.”

But nobody knows exactly when rates will change or what the market will look like at that time.

The better question is:

“What is my property realistically worth TODAY, and what would my selling options look like?”

Queensland’s market has already started to become less intense after several years of strong growth. REIQ says buyers have gained some negotiating power, while sellers are facing a more cautious buyer pool.

On the Sunshine Coast, recent data has also shown values easing from their earlier 2026 peak.

🏠 So, should you sell now?

There is no one-size-fits-all answer.

It depends on:
• Your property’s current market value
• Your reason for selling
• Your timeline
• Local buyer demand
• Comparable recent sales
• Your financial position
• How well the property can compete with other homes on the market

The biggest mistake is making a decision without knowing the numbers.

PROPERTY MARKET ALERT | WHAT HAPPENS NEXT?RBA raises interest rates — but does this mean property prices will fall?—Yest...

PROPERTY MARKET ALERT | WHAT HAPPENS NEXT?
RBA raises interest rates — but does this mean property prices will fall?
—Yesterday, the Reserve Bank of Australia increased the cash rate by 0.25% to 4.60%.

So, what does this actually mean for homeowners, buyers and sellers?
Let’s keep it simple.

1. BORROWING MONEY JUST GOT MORE EXPENSIVE

Higher interest rates generally mean higher repayments for variable-rate borrowers.
That can reduce how much some buyers are able to borrow.
And when borrowing power falls, buyer competition can also fall.

2. BANK RATES ARE MOVING TOO

Major lenders including CommBank, Westpac, NAB, ANZ, Macquarie, ING, Suncorp, Bendigo Bank, Bankwest and BOQ are adjusting or reviewing variable home-loan rates following the RBA decision.
But remember there isn’t one “best bank” for everyone.
Your rate depends on the loan, deposit, LVR, fees and your individual circumstances.

🏠 3. DOES THIS MEAN PROPERTY PRICES WILL CRASH?

Not necessarily.
Interest rates are only one part of the property market.
Supply, demand, population growth, employment, location and the number of properties available for sale all play a role.

My expectation is that higher rates could mean less competition and a more measured market, rather than automatically causing a major fall in property prices.

👀 4. WHAT COULD BUYERS SEE NEXT?

Buyers may have:

✅ More time to make decisions
✅ More properties to choose from
✅ More opportunity to negotiate
✅ Less pressure from competing buyers

The days of having to make a decision in five minutes may become less common in some parts of the market.

5. WHAT ABOUT SELLERS?

This doesn’t mean sellers should panic.
But pricing correctly becomes even more important.
A property that is overpriced can sit on the market.
A property that is presented well, marketed properly and priced according to current buyer demand can still attract strong interest.

SO… BUYER’S MARKET OR SELLER’S MARKET?

I think the answer depends on the property and the suburb.
We are moving towards a market where buyers may have more choice and sellers may need to be more strategic.
That can create opportunities on both sides.

SUNSHINE COAST PROPERTY MARKET UPDATE | SEPTEMBER 2026

The Sunshine Coast property market is entering a new phase.

After several years of strong price growth, we’re seeing the market become more balanced. Prices remain relatively high, quality properties are still attracting strong interest, but buyers are becoming more selective and affordability is playing a bigger role in decision-making.

📊 WHERE THE MARKET KEY INDICATORS

• Sunshine Coast median house price: ~$1.29M

• Up approximately 3.2% over the March 2026 quarter

• Up approximately 13.6% over 12 months

• More recent data indicates values have eased from their early-2026 peak

• Cotality’s August figures put the median dwelling value at around $1.265M, with houses around $1.35M and units around $1.0M

So, what does this actually mean for buyers and sellers?

1. THE MARKET IS COOLING — NOT COLLAPSING ( Real Estate Market Condition )

The rapid growth we experienced over recent years has moderated.

This doesn’t necessarily mean the market is weak. Rather, we are seeing a return towards more normal market conditions, where price, property quality, location and negotiation all matter.

2. QUALITY STILL STANDS OUT

One thing hasn’t changed good property in the right location remains highly sought after.

Well-presented homes with strong fundamentals can still attract multiple buyers, while properties that are overpriced or require significant work may take longer to sell.

For sellers, accurate pricing and strong presentation are increasingly important.

For buyers, knowing comparable sales can make a significant difference when negotiating.

3. SUPPLY REMAINS IMPORTANT

The Sunshine Coast continues to experience long-term housing supply challenges, particularly across established coastal and lifestyle areas.

Limited supply, combined with continued demand for desirable locations, remains an important factor supporting property values.

Off-market and pre-market opportunities are also becoming increasingly relevant for buyers who want access to properties before they reach the wider market.

4. BUYERS HAVE MORE ROOM TO NEGOTIATE

Compared with the peak of the recent boom, buyers generally have more opportunity to:

✔️ Compare properties carefully
✔️ Review comparable sales
✔️ Negotiate on price
✔️ Request suitable contract terms
✔️ Conduct proper due diligence
✔️ Consider properties that may have been overlooked
✔️ Explore pre-market and off-market opportunities

That said, not every property will be negotiable. Exceptional homes in tightly held locations can still attract strong competition.

🎯 THE BIG TAKEAWAY

The Sunshine Coast isn’t simply a “buy quickly before prices rise” market anymore.

It’s becoming a market where buying well matters.

For buyers, the fundamentals are becoming increasingly important:

LOCATION → QUALITY → COMPARABLE SALES → FUTURE DEMAND → DUE DILIGENCE → NEGOTIATION

The right property at the right price can still represent a strong opportunity — but understanding the numbers and negotiating effectively is more important than ever.

Whether you’re thinking about buying, selling, or simply curious about what your property could be worth, I’m always happy to have a conversation no pressure.
