Rule I live by: only take advice from someone who has the life you want, or the scar from the path you’re about to take.

The one mistake that turns a dream home experience into a nightmare... 🏠📉

The contract might say “possession at closing,” but that doesn’t always mean the house is empty. 📦

I recently heard a story about a family who arrived at their new home ready to move their furniture in, only to find the sellers still eating breakfast in the kitchen! The sellers “assumed” they had the weekend to pack, and the buyers ended up in a hotel.

Here is how I make sure this NEVER happens to my clients:
1️⃣ The 72-Hour Check: I communicate with the listing agent days before closing to ensure the sellers are on track.
2️⃣ The “Final-Final” Walkthrough: We visit the property right before we head to the closing table.
3️⃣ Clear Communication: I ensure “Possession” is defined clearly so there are no “weekend assumptions.”

Once you sign those papers, enforcing the contract gets a lot harder. My job is to protect you before the ink dries. ✍️
