So what is a dead end? Is the same as a blind end or dead leg? It can be confusing and they are interchangeable.
- Dead end also known as blind end is a capped of pipe somewhere in your cold/hot water system
- Dead leg is something unused or hardly used like an outside tap, a guest bathroom or an unused washing machine feed.

Residential landlords- what by law is mandatory when owning a rental?
1. Gas Safety Certificate
2. EICR
3. Valid EPC
4. Risk assessed for Legionella.
If you didn’t realise you must asses the risk for legionella, there are thousands of landlords in the same boat.
By law you don’t need a certificate, but if you are unsure how to do it yourself give us a call. Prices start at £80 and government guidance states risks must be assessed every 2 years. £40 a year to be compliant……

Although catching legionella disease from a residential rental property is very low, there is still a risk. Here is a shower head from a recent risk assessment….. Shower heads should be disinfected regularly and replaced annually.
If you need a risk assessment to make sure your covered incase the worst happens get in touch.

So why do landlords legally have to assess the risk of legionella in their properties:

• Legal duty under Health and Safety at Work etc. Act 1974 and Control of Substances Hazardous to Health Regulations 2002
• Prevents Legionnaires’ disease (potentially fatal)
• Identifies risks in stagnant or poorly maintained water systems
• Reduces liability, fines, and ensures property safety/compliance

What are blind ends, dead ends or dead legs? These are all places legionella could grow and risk the health of your tenants.
This picture ( if you can spot it) is a typical dead leg, a little used outlet for possibly a washing machine.
Risk is minor but a good flushing if it comes back into use will be needed. Not required anymore? Then just get rid of it!!

Here is a combination tank found on a recent risk assessment:
1. Clear evidence of debris, corrosion and biofilm
2. Hot water outlet pipe was well below 60 degrees centigrade
3. As a gravity fed system hot water didn’t get to above 50 degrees centigrade within 1 minute.

Landlords can legally do their own assessments but sometimes it’s better to get a professional.
