Over the past few months, we've seen growing interest in commercial developments, prompting us to look back at some of the projects that shaped our work in the sector - which felt particularly fitting during our 12th birthday year.

One that stands out is the Tadao Ando Campus and Conference Tower in Düsseldorf, designed by Pritzker Prize-winning architect Tadao Ando.

Set high above the city, the project presented our artists with an opportunity to explore the relationship between architecture, movement and time through a suite of CGIs and animations.

At its centre is the tower's atrium which became a focal point for the visuals.

We're delighted to be working with Landau Properties on One Montague Place, a new 50-storey mixed-use tower in Brooklyn Heights.

Once completed, the development will offer views across New York Harbour, the Manhattan skyline and the East River bridges, bringing a new perspective to one of Brooklyn's most established neighbourhoods.

Our artists are creating a suite of visuals across the exteriors, condo interiors and amenities, including the rooftop pool, with the project continuing to take shape ahead of its planned sales launch in 2027.

Set on Queensland's Gold Coast, Kaiya Kirra Beach is a collection of oceanside residences designed around the natural beauty and relaxed rhythm of life at Kirra.

For this project, The Boundary created six virtual tours, alongside CGIs and Realspace, allowing prospective buyers to explore the views from every apartment and understand how each one connects with its coastal setting.

What if a showroom had no physical boundaries?

Set across two contrasting locations - the shores of Miami Beach and the peaks of the Matterhorn - the Sky-Frame Virtual House demonstrates how the same architecture can transform completely depending on its surroundings.

Within a single, beautifully designed environment, visitors can explore Sky-Frame's products in context, switching between systems, interiors, views and locations to visualise different possibilities.

Where New York's instinct is often to build higher, the boutique, low-rise collection of five residences at 44 West 8th Street was designed to sit within its Greenwich Village surroundings rather than tower over them.

For our artists, the focus was on natural light, materiality and the relationship between the interiors and the building's architecture. The result is imagery that reflects the quiet sophistication of the development.

For The Lora, our brief was to capture not just the character of the residences but the lifestyle that they offer - creating imagery that reflects the warmth, craftmanship and everyday moments that will define living there.

As part of the wider masterplan, we also delivered a Interactive Finish Selector for the neighbouring condominium, The Knox, giving prospective buyers an intuitive way to explore interior finishes and personalise their future home.

We partnered with Helical plc across multiple planning stages of their over-station office development at Paddington, crafting visuals that brought the architectural ambition - and the future workplace at the heart of it - to life.

The project has since secured £220 million for delivery. A new chapter for Paddington and one we're proud to have been a part of.

Some projects ask you to tell a story, Mirvac Group needed us to build a world.

Kindira is Mirvac's vision for a 7,300-home community in the forested hills of Monarch Glen, QLD. From the Boundary's innovative Digital Twin, we produced hero CGI and films, and an immersive interactive display suite experience.

If you're in South East Queensland, the display suite at 3 Guroman Drive, Greenbank is well worth a visit.
