This hospital was earning βΉ40 crore a year. And still, its lender took possession of a building.
Niramaya Hospital in Chinchwad, Pune has 110 beds and is 25 years old. LIC Housing Finance has taken possession of its Building-A under the SARFAESI Act, over dues of βΉ86 crore plus interest.
Revenue was growing, up 9% in FY24. But the debt was more than double the annual revenue.
This is not about blame. It is a lesson for every hospital owner:
Revenue is not repayment capacity. Look at your DSCR.
Refinancing is not repaying. If the principal doesnβt come down, the problem only moves forward.
When your hospital is your collateral, a default puts your OT, ICU and staff at risk. Have your equity or restructuring plan ready before the notice arrives.
At Hospertz, we design a hospitalβs numbers before its drawings: feasibility, capex, break-even and the right debt-equity mix.
