I am selling my shop and building but I am NOT RETIRING. I have decided to sell the business and building after 20 years at this location. It was a tattoo shop owned by Rusty Savage for ten years before I bought it so it is a very well established location. I have been tattooing 35 years and ready to step back from owning and managing.

It is interesting to note that this building received a residential appraisal of 850,000 in 2023 without including the commercial aspects of value inherent to the zoning and location of this property. There are three vacant adjoining lots that are also for sale and it is the last remaining original farmhouse on that portion of 6th avenue, a busy commercial street. A commercial/mixed use space of this size in historic Eugene is a true rarity. It is highly likely that this piece will be of interest to whomever purchases those lots in the future so this property has value for real estate investors. I am also open to a equity business partnership focused on the building as a real estate investment.

The residential rentals have been consistenly rented throughout the years (residential rents for the three units not occupied by the tattoo shop totals 4800.00 monthly and the front 2 bedroom unit is also zoned commercdial so an owner could live and work onsite while still receiving 2600.00 rental income monthly. At one point this adjoining unit was a tattoo( school.For those not familiar, Oregon is the only state to have a state required tattoo school program. There are 6 parking spaces in the front and it has frontage on a very busy west Eugene street in the heart of the historic and popular Whiteaker district.

I have been operating as a private by appointment studio for the last few years but in the past the walk-in business was steady and supported as many as 5 artists in the current space I am occupying. If you purchase the business along with the real estate I would be willing to continue on staff and my large and loyal 20 year client list is part of the purchase. The shop has been recently renovated and doubles as a antique and curio shop and this inventory and decor is included in the purchase of business. I would prefer to continue to tattoo out of the studio but it is not a condition of the sale.

I AM NOT QUITTING TATTOOING just selling the building and passing the torch. I am planning on moving to my new private studio but would consider keeping a chair for the right fit. We will be having a sip and see first weekend in October. If you are a tattoo artist, creative, healer or just think you might be serious about making a bid for the shop but haven’t seen it since the remodel, then DM me and we can get you on the invite list. It’s got a duplex out back, the 3bedroom side in front is a flex commercial/redidential and 1200 sqft of shop space and additonal storage.

It has been a tattoo shop for over 30 years, Rusty Savage before me and I’ve been here 20 years. It was big enough to have a shop and school and stil have a a private office.

In case you were unawares, Oregon is the ONLY state in the nation with state licensed, state required, state sanctioned trade school system - no apprenticeships here. It’s the last bit of old school character on this corner of the very full of characters Whiteaker “Brewery District” Neighborhood and be nice to see it go to good hands. Share please.
