A growing faction of affluent, older New Yorkers who relocated during the pandemic are buying second properties back home to anchor themselves to elite medical specialists, according to real-estate experts.

If the pied-à-terre is a second home that allows a foothold in the city for business or leisure, the “med-à-terre” has a more specific use: a high-end safety net for seniors who have discovered that while they can retire elsewhere in financial comfort, they can’t easily duplicate their decadeslong relationships with top-tier oncologists or cardiologists.

“Even when people move their primary residence to Florida or elsewhere, we’ve seen a growing number of buyers holding on to their properties, or they will buy a smaller pied-à-terre specifically to maintain access to the New York City medical ecosystem,” says Rebecca Cavallaro of Sotheby’s International Realty-East Side Manhattan Brokerage.

“People are keeping New York homes because New York is New York, and that includes their doctors,” Cavallaro says.

Anne Sansevero recently had the opportunity to speak at the 31st Annual Elder Law Forum in Albany, NY. Thank you to Lou Pierro, Founding Partner of Pierro, Connor & Strauss, LLC for the kind invitation.

Aging is now a governance issue. Longer life spans mean longer care arcs, and by 2034, adults 65+ will outnumber children under 18 in the U.S. We must prepare now for the growing caregiving demand — including embracing family-supported private hire care as part of the solution to fill critical care gaps.

Twelve years ago, my partner Rick Gang and I founded a unique hybrid home care model designed to give families choice, control, flexibility, and turnkey compliance support. Today, that vision is more relevant than ever.
