People often assume buying a home is simply about finding the right listing.
In reality, one of the biggest surprises for first-time buyers in the Bay Area is learning how much happens beyond what you see online.
Some things buyers don't expect:
• Homes can move quickly depending on neighborhood and demand.
• Online estimates don't always reflect current market conditions.
• Every East Bay neighborhood has its own pace and personality.
• Touring homes in person often changes everything.
The goal isn't to rush into buying a home—it's understanding how the process works so you can make informed decisions with confidence.
I recently wrote about some of the biggest surprises first-time buyers experience while house hunting in Oakland, Berkeley, Alameda, and surrounding East Bay communities.

When people think about buying a home, they often focus on the property itself. In reality, choosing the right neighborhood can have just as much impact on your day-to-day life.
Oakland offers an incredible variety of neighborhoods, outdoor recreation, local businesses, and transportation options. Before making a purchase, it's worth taking the time to understand what each area has to offer and how it aligns with your lifestyle and long-term goals.
I recently published a guide covering what prospective buyers should know about living in Oakland—from parks and attractions to commute considerations and local amenities.
If you're considering buying in the East Bay, I hope you find it helpful.

One of the biggest surprises for many first-time home buyers isn't the mortgage—it's everything else.
While many buyers focus on saving for a down payment, it's just as important to budget for closing costs, property taxes, homeowner's insurance, and other expenses that come with homeownership.
This visual provides a quick overview of how those costs can vary across common East Bay home prices.
Understanding the full financial picture before you start shopping can help you make more informed decisions and avoid unexpected surprises.
If you're considering buying a home in the East Bay in 2026, I've written a complete guide that breaks down these costs in more detail, including closing costs, insurance, HOA dues (when applicable), and other expenses buyers should be aware of.
I'd love to hear from homeowners and recent buyers: What home-buying expense surprised you the most?
