This walkway is at Stanford in Palo Alto, and the reason we're on it at night is the entire point of the post.

Facilities directors already know their sidewalks need cleaning. What tends to get underestimated is what daytime cleaning actually costs them - cones through a primary pedestrian route, staff and visitors redirected, wet concrete in an active walking lane, and a slip-and-fall exposure sitting on the property for the duration of the job. On a campus that doesn't really close, that's not a small line item. It's the whole reason properties defer this work until the concrete looks bad enough that they can't.

Moving it off-hours solves the disruption problem but adds real requirements. You bring your own lighting, because a surface you can't evaluate is a surface you'll miss and won't notice until morning. You still handle wastewater properly - pressure washing lifts oils, gum, and organic staining off the concrete, and that discharge doesn't belong in a storm drain at 2 AM any more than it does at 2 PM. And you still match method to surface, because broom-finished concrete, pavers, and decorative hardscape each have a pressure ceiling. Cross it and you etch the slab, blow out joint sand, or strip color - none of which cleans back out.

If your property has walkways you've been putting off because you couldn't figure out when to close them, the answer is usually that you don't have to.

Danville roofs sit under some of the best tree cover in the Tri-Valley, and that shade comes at a cost. Japanese maples, valley oaks and mature landscaping drop leaf litter into roof valleys and along the gutter line, where it packs down and holds moisture long after the surface has dried. Add the marine fog that rolls in off the Bay overnight and the cool morning air coming down out of the Mount Diablo foothills, and north-facing slopes can stay damp well into the day. That standing moisture is what moss, lichen and algae need to take hold. Once they do, they root into the granule surface of the shingle and spread along the courses, trapping even more debris and slowing drainage toward the gutter.

The instinct is to climb up with a pressure washer and blast it off, and that is where composition roofs get destroyed. Shingles are protected by a mineral granule layer, and high pressure strips those granules in a single pass, exposing the asphalt mat underneath to UV and shortening the life of the roof by years. Pressure aimed uphill also drives water under the shingle courses and into the underlayment, creating leaks that do not show up until the first real storm. Scraping and wire brushing tears the mat outright, and most manufacturer warranties are voided the moment a pressure washer touches the surface. There is also the obvious risk of working a wet, sloped roof without proper fall protection.

PPWPM cleans composition roofs with a low-pressure soft wash system, never a pressure washer. We hand-clear the heavy debris from valleys, roof-to-wall transitions and the gutter line first, then apply a roof-safe treatment that kills moss, lichen and algae at the root and lifts organic staining without disturbing a single granule. The roof is rinsed at low volume so water moves the way the roof was designed to shed it, and we verify the gutters and downspouts are flowing clear before we pack up. With 12 years in business and hundreds of five-star reviews across the Tri-Valley, our crews know how these roofs age under local tree cover. Homeowners who want to stay ahead of regrowth can enroll in our HomeGuard Maintenance Membership, which keeps the roof, gutters and exterior surfaces on a scheduled rotation instead of waiting for the moss to come back.

Serving San Ramon, Danville, Alamo, Blackhawk, Diablo, Walnut Creek and surrounding areas.

Interior glass on a commercial turnover is a different job than exterior window cleaning, and it's underestimated constantly.

Exterior glass is mineral deposits, pollution film, irrigation overspray. Interior glass in a freshly built space is drywall dust, tape residue, silicone, paint overspray, and whatever else the trades left behind. Different soils, different chemistry, different tools — and unlike exterior work, there's no pole and pure water shortcut. It's by hand, panel by panel.

The piece property managers and facilities directors should pay attention to is the blade work, because that's where money gets lost. Post-construction glass almost always needs scraping somewhere. A large share of tempered panels come out of the tempering oven with fabricating debris fused into the surface, and a scraper run dry, at a bad angle, or with a dull blade will drag that debris and leave permanent scratch lines across the pane. That's not a re-clean. That's a glass replacement invoice, and on a curtain wall it adds up fast.

The way we handle it is straightforward: glass stays wet, blades stay sharp, the angle is controlled, the pass goes one direction, and the tech inspects as they work. Slower, and the panes survive.

If you're scoping a turnover or a post-construction clean, ask whoever's bidding it how they scrape tempered glass. The answer will tell you a lot.

Our team was at BidBOMA2026 at Faction Brewing in Alameda, connecting with property managers, facilities directors, and building owners from across the East Bay.

Trade association events matter more in this work than most people would guess. Exterior cleaning on a commercial property isn't a transaction - it's a scheduling problem, a compliance problem, and a tenant-experience problem at the same time.

Storm drain discharge and wastewater capture requirements. Access windows that don't disrupt business hours. Working safely around occupied buildings and active tenants. Insurance and certification thresholds that shift by property type. None of that gets resolved in a phone quote.

It gets resolved in conversation, and the best time for that conversation is before there's a stain on the entry plaza and a tenant tour on Thursday.

That's the real return on showing up. A facilities director who has already met our team, already knows how we handle containment and runoff, already understands our scheduling constraints - that's a relationship where the first job runs clean instead of being a learning curve for both parties.

Twelve years in and 500+ reviews later, the properties we serve best are the ones where we understood the building before we ever pulled a hose off the truck.

If you manage commercial property in the East Bay and we didn't get to connect at Faction, we'd like to. Call 925-633-4342 or visit ppwpm.com.

We pulled together a cross-section of recent jobs for HOAs, senior living communities, medical campuses, retail centers, and parking structures. Sidewalks and entry walkways, driveways and drive lanes, trash enclosures, common area concrete, and garage decks from top level to bottom.

A few things worth noticing as you scroll. Each property type carries its own constraint. Senior living work runs on slip prevention and low-disruption scheduling, so we sequence walkways around resident movement and dry every surface before anyone crosses it. Healthcare campuses hold us to entry and corridor standards where the exterior feeds straight into an infection control environment. School grounds get their window during breaks and after hours so playgrounds and walkways open on time.

Surfaces behave differently too. Oil takes its own process, so those garage decks needed degreaser with real dwell time and heat before any pressure. Rust and irrigation staining come out with chemistry, and raising PSI to force it just etches concrete and shortens its life. Restaurant frontage brings grease and gum, which respond to steam. Aged concrete has a realistic ceiling, and knowing that number upfront saves an awkward conversation with the board.

Garage work brings one more question worth asking any contractor, since structures drain into storm systems and the wash water needs proper reclamation to stay compliant.

Every property in this deck came from a board, a manager, or an owner who gave us a chance to prove ourselves. That trust is what put us on the Inc. 5000 and made us San Ramon's first Diamond Certified company. We are grateful for it, and we work to keep earning it on every visit.

Questions on any slide are welcome. Comment and we will tell you exactly what that surface took. Walkthroughs and written scopes are free. Call 925-633-4342 or visit ppwpm.com

Budget season starts in a few weeks, and exterior maintenance usually gets copied over from last year without anyone looking at the building.

We are happy to walk through how other East Bay portfolios structure it. Find us at BID BOMA Expo on August 26 at Faction Brewing in Alameda.
