Significant Price drop — Treatment space for lease, downtown Ganges

We've dropped the rent by 33%, from $3,000 to $2,000/month all-inclusive + GST.

The reason: we'd love to see all four treatment rooms go to one group — a clinic, a practice, or a few practitioners who want to run the space together. ~1,500 sq ft with four treatment rooms, three storage rooms, a private tenant office, and a reception sink, inside the Salt Spring Island Wellness Centre at 120 Hereford Ave.

Rent includes all utilities, internet, and garbage (the building runs on significant on-site solar), plus a shared waiting room and bathroom.

Worth knowing up front: this is an active gym and yoga building, not a spa. Expect ambient noise through the day — and built-in foot traffic that comes with it.

If we don't find one group by the end of August, we'll start renting the rooms individually in September. If you've been thinking about it, now's the moment.

Available August 15. 📧 [email protected] | 📞 250-900-1125 More details:

Approximately 1,500 sq ft of treatment-room space for lease inside the Salt Spring Island Wellness Centre in downtown Ganges. Four treatment rooms, reception, storage, and shared facilities within an active gym and yoga studio building.

FOR LEASE — Turnkey Treatment Space in Downtown Ganges

After nearly 4 of the last 5 years operating as a chiropractic clinic inside the Salt Spring Island Wellness Centre — a community wellness hub for 14+ years — this ~1,500 sq ft space is becoming available August 15.

What you get:
• 4 treatment rooms (three ~100 sq ft, one ~140 sq ft)
• 3 storage rooms
• Private tenant office with a window onto reception
• Shared waiting room, bathroom, and stand-alone reception sink

$3,000/month + GST, all-inclusive — utilities, high-speed internet, garbage, and common-area maintenance. The building runs on significant on-site solar.

This is essentially a turnkey practice. Salt Spring has lost several chiropractors to retirement in the past few years, and the island remains an underserved market with a strong, loyal patient base waiting.

If you're a DC, RMT, physio, acupuncturist, or naturopath who's been thinking about an island move — or simply a different pace of practice — this kind of opportunity doesn't come up often.

Located at 120 Hereford Avenue, Ganges, BC. Quiet side street across from a park, ample parking. The Wellness Centre is an active, community-driven gym and yoga building (not a spa — expect energy and foot traffic).

Available August 15. DM for details, or please share with anyone who might be a fit. More info at ssiwellness.com/sublease
